Suburb by suburb
Every suburb in the city centre paints differently. Salt on the harbour edge, lead paint under the terraces, defect periods in the new towers, and conservation area colour controls on about a third of it. Here is what we actually deal with, street by street.
Glebe runs on Victorian terraces and semis, with Glebe Point Road holding the shopfronts together. It's a mixed market. Owner-occupiers who've been in the same terrace for thirty years, and investors turning over student rentals every couple of years. Both need painting. They need very different things from it.
The owner-occupier work is full exteriors: render, weatherboard trim, iron lace, and the front door everyone actually looks at. Rental work is faster and interior-led, because a repaint between tenancies has to fit a two-week window. We’ll quote either honestly.
Glebe Point Road itself is a run of shopfronts and awnings, and the commercial repaints there have to happen around trade. We work early or we work Sunday. One thing we’ll tell you before you ask. If your Glebe terrace has original sandstone at the base or on the front steps, we will usually recommend against painting it. Paint traps moisture in sandstone and the stone spalls behind the film. You get a fresh-looking wall for four years and a damaged one after that. There are cases where a mineral-based coating is right, and we’ll say so, but the default answer on sandstone is leave it alone. The Pyrmont Heritage Conservation Area protects a run of intact Victorian workers terraces, and the guidance is clear about retaining original fabric wherever it survives. That shapes what we can and can’t do on the street-facing elevation.
Behind that, Pyrmont is woolstores. The peninsula carried roughly twenty of them at its peak and most are now apartments and offices. Converted warehouse interiors are a different job to a standard repaint: five-metre ceilings, exposed brick that may or may not want to be coated, structural steel, and huge uninterrupted wall planes that show every roller mark under raking light.
The Royal Edward Victualling Yard sits on the State Heritage Register and the peninsula is full of buildings with that kind of pedigree, so what looks like a plain brick wall may carry controls you did not know about. We check the listing before we quote. Access equipment is a real line item in Pyrmont, not an afterthought. Scaffold or a boom lift inside a converted woolstore can be a meaningful share of the job cost, and any quote that ignores it is a quote that will grow later. We price it up front. Waterloo is three markets stacked on top of each other. Public housing towers, new Green Square apartment stock, and pockets of older terrace running along the western edge. The opportunity is strata and body corporate work.
Common property painting in Waterloo means corridors, foyers, stairwells, car park soffits and the ground-floor entry that takes the most punishment. It's occupied-building work, every time. Residents are home, deliveries keep coming, and you can't close a stairwell that's someone's only fire egress.
Corridor and stairwell coatings also need to survive being scrubbed, scuffed by prams and knocked by furniture on moving day, so a standard low-sheen wall paint is the wrong call. We specify a washable, hard-wearing system. So the sequencing matters more than the paint does. We stage Waterloo jobs floor by floor, put resident notices up before we start rather than after, keep at least one clear path through at all times, and work to the building manager’s access rules instead of asking them to bend around us. Zetland is almost all new. Green Square turned it into apartment towers and mid-rise blocks, and the stock is young enough that most of it has never had a second coat.
That changes the job entirely. Very little of what we do in Zetland is a repaint. It's defect-period rectification and common property make-good: patching what the builder's painters rushed, fixing corridor walls that were finished before the trades stopped moving furniture through them, and rectifying handover snags the strata committee has been arguing about since settlement.
Corridors in the newer Zetland blocks also tend to have very long uninterrupted wall runs, which show every patch under the downlights unless the whole wall is recoated corner to corner. We price full walls, not spot patches, for exactly that reason. Here's the honest bit. If your Zetland building is still inside its defect liability period, the builder may owe you that work for free. Check before you pay us. We'll tell you if we think you have a claim, and we'd rather lose the job than take money for something you're already entitled to. When the defect window has closed, we're ready. Rosebery was industrial land and it hasn't entirely forgotten. Warehouses became apartments and townhouses, a few interwar cottages held their ground, and light-industrial units still trade along the back streets.
It’s the southern edge of what we cover from the city, and the work reflects the mix. Commercial and light-industrial repaints, unit block common property, and a steady run of townhouse interiors from owners who bought new a decade ago and are now due.
Rosebery is also where a lot of our epoxy floor work lands, because the warehouse floors that came with those conversions were never sealed for anything but forklifts. Industrial-stock conversions bring their own problem: substrates that were never meant to be decorative. Painted concrete, sealed brick, old factory steel. Chippendale is Victorian terraces pressed hard against Central Park and the Kensington Street precinct, so you get century-old brick and glass towers on the same block.
The terraces are the constraint. Narrow frontages, no side access, party walls shared with neighbours who did not agree to your renovation. Getting materials in usually means through the front door and down a hallway a metre wide. It slows the job and we price that honestly rather than discovering it on day one.
Central Park and Kensington Street brought a wave of new apartments to the same postcode, so we are often quoting a 140-year-old terrace and a five-year-old strata corridor in the same week. Assume lead paint. Most Chippendale terraces predate 1970 and the older coats underneath are very likely lead-based. We don't sand those back dry. Wet sanding, HEPA extraction and proper waste containment are the baseline, and it isn't optional just because the job is small. Woolloomooloo sits right on the water and pays for it. Finger Wharf apartments, public housing, and Victorian terraces climbing the hill toward Potts Point.
Salt is the whole story here. Airborne salt drives into exterior coatings, corrodes fixings and lifts paint film from the edges inward, and it does it faster on the harbour-facing elevations than on the sheltered side of the same building. Two walls, one house, different repaint cycles.
The Finger Wharf apartments are their own animal, with heritage fabric, marine exposure and strata governance all applying to the same wall at once. Nothing about that job is standard, and we will not pretend it is. We specify accordingly: proper surface preparation, corrosion-inhibiting primers where there is metal, and a system rated for coastal exposure rather than a general-purpose exterior paint. Camperdown is a hospital and university precinct with a ring of Victorian terraces around it, and it straddles the City of Sydney and Inner West boundary.
The institutional work sets the rules. Clinical and consulting spaces need low-odour, low-VOC systems, because you cannot ask a working ward or a GP suite to absorb solvent fumes for three days. Fast recoat times matter as much as finish quality, since the room has to be back in use.

Haymarket is Chinatown, and it's almost entirely commercial and hospitality. Restaurant frontages, retail fitouts, upper-floor offices above the shops, and back-of-house areas that take a hammering.
Nobody here can lose a Friday night. That single fact dictates the whole approach. Painting a Haymarket restaurant during trading hours is not a compromise, it's a closed business, so the work happens after close and finishes before the kitchen fires up.
Signage, shopfront glazing and the tiled entries all sit inside the same job, so cutting in cleanly around them is most of the skill. Sloppy edges on a Haymarket shopfront are visible from across Dixon Street. Kitchens and food-prep areas also need washable, hard-wearing coatings that survive daily degreasing, not a standard low-sheen wall paint that dies in six months. Millers Point is State Heritage Register territory, including the Merriman Street terrace group. This is not a suburb where you pick a colour and start.
Conservation-grade painting means approvals first. Colour schemes on listed properties are controlled, original fabric has to be retained rather than covered, and the coating system has to let the wall breathe. Modern impermeable acrylics on old lime-bound masonry trap moisture and blow the render off. That's an expensive lesson.
Lime-based and mineral systems behave differently to modern paint, they take longer to cure and they cannot be rushed by a weather forecast. Ultimo is TAFE, UTS and the converted warehouse and commercial stock wrapped around them. Very little freestanding housing.
Institutional painting runs on the academic calendar, not the clock. Lecture theatres, corridors and student spaces get repainted in the semester break or they don't get repainted, because you cannot take a teaching room offline in week eight. Miss the window and you wait until the next one.
The converted warehouse stock around Harris Street brings the usual conversion problems too: painted concrete, sealed brick and old structural steel, each wanting a different primer. Rushcutters Bay sits inside heritage conservation area C20, shared with Elizabeth Bay, and it straddles the Woollahra boundary. Marina frontage, harbourside apartment blocks, mature trees.
Salt again, and this time on strata. The apartment blocks facing the water take the full marine load on their balconies and balustrades, while the units at the back of the same building barely see it. Painting the whole block on one specification wastes money on one side and underspecifies the other.
Balustrades and handrails are usually where a Rushcutters Bay job actually fails first, because the metal fixings corrode behind the coating long before the wall paint gives up. Forest Lodge sits inside the Hereford and Forest Lodge conservation area, C33, and it is quietly one of the most settled pockets we work in.
Victorian and Federation cottages and terraces, mostly owner-occupied, mostly people who intend to stay. That changes what they want from a paint job. Not a quick refresh to sell. A proper exterior, done once, that holds for a decade.
The C33 conservation area also means the street-facing elevation carries colour controls, so we check what is permitted before anyone opens a paint chart. So we prepare harder here than the job strictly requires: full scrape back where the film has failed, primer on bare timber the same day it's exposed, and two finish coats rather than one thick one. Barangaroo is the newest thing in the city and the only entry on this page with no heritage layer at all. Commercial towers, residential above, everything built in the last decade.
Which brings an honest caveat. Most Barangaroo stock is still inside its developer defect and warranty period, and if yours is, the builder may owe you the make-good rather than us. Check your contract before you call a painter.
Tower common areas here are also glass, steel and polished concrete more than they are painted plasterboard, so the paintable surface area per floor is smaller than you would expect.
