What we paint

Where we work
Twenty suburbs, and they are not interchangeable. A Balmain sandstone cottage and a Sydenham warehouse have almost nothing in common except a postcode range. Four suburbs get their own full page. The rest are set out below.
Ashfield has the widest housing mix in the Inner West. Grand Victorian mansions on Victoria Street sit a few blocks from Federation Queen Anne cottages, and both are surrounded by interwar and post-war walk-up flats. Three very different painting jobs in one postcode.
The flats are where most of the work is. Common areas, stairwells, balcony soffits and rendered facades on blocks that have not been touched in a decade. We scope strata jobs so the committee can see exactly what is being painted and what is not, which is usually the thing that stalls a vote.
One thing worth knowing about Ashfield. Its heritage protection is estate-level, not suburb-wide. The Harland Estate, Miller Avenue, Murrell Estate and Service Avenue conservation areas each cover a handful of streets. So colour and materials rules can apply to your street and not your neighbour's. We check the map before we quote a scheme, rather than after.

Haberfield is the one Inner West suburb where the heritage conservation area covers essentially the whole thing. Council designates it C54, and it has its own dedicated chapter in the Inner West Development Control Plan, Chapter E2, Haberfield Neighbourhood. That is unusual. Most suburbs get a paragraph.
What that means for a repaint is straightforward. The suburb is Australia's first planned garden suburb, laid out at the turn of the twentieth century with single-storey brick houses on generous garden lots, consistent setbacks and a shared palette of forms and materials. Exterior colour schemes are expected to be sympathetic to that streetscape. Timber fretwork, tiled front verandahs, roughcast gable ends and original joinery all need to be treated as fabric worth keeping, not as surfaces to be flattened under two coats of whatever is on special.
We do not need to overstate this. Minor works like repainting generally do not require a Development Application. But the colour you choose and the way the original detail is prepared do matter here, both to Council and to the resale value of the house. Dulwich Hill is one of the biggest suburbs in the Inner West by population, and it has quietly become one of the busiest renovation markets. Federation and interwar cottages, partial conservation area coverage across several pockets, and a steady flow of owner-occupiers finally getting to the exterior after doing the kitchen.
Light rail brought a lot of that. New owners, older houses, tired weatherboard and render. Our usual Dulwich Hill job is a full exterior with timber repairs built into the scope rather than discovered halfway through.

The rail corridor village belt. Summer Hill leads it, with a compact high street around the station and a lot of Federation and Victorian cottage stock that is being brought back to life street by street. Demand for painters here has climbed steadily over the past year, which tracks with what we see on the ground.
Petersham brings the conservation area terraces and the Portuguese strip along New Canterbury Road, where shopfront repaints need to happen without shutting a business for a week. Lewisham is quieter, sitting between the two along the Old Canterbury Road corridor, with the same Victorian and Federation cottages and partial heritage coverage.

Stanmore is grand Victorian terraces and villas on unusually wide streets, inside a conservation area, with a strip of Parramatta Road frontage stock at the northern edge. Enmore is Enmore Road: shopfronts, the theatre, and rows of Victorian speculative terraces running off it.
Both sit inside the same heritage conservation area that governs Newtown, so the colour and detail rules are the same ones. We have set that out properly on the Newtown painting page, rather than repeat it here.
The southern corridor, and the most commercial-leaning part of our Inner West work. Tempe carries the most residential demand of the three: post-war and interwar cottages near the Cooks River, plus houses on high-traffic corridors where exterior surfaces take a beating from grime and need a harder-wearing system than a quiet back street would.
Sydenham is warehouse and light industrial territory. Factory walls, roller doors, epoxy floors and the small residential pocket that survived the flight path. St Peters brings Victorian workers cottages and the brickworks heritage around Sydney Park, with WestConnex corridor dust as an ongoing maintenance factor for anything facing the road.

We come to your Inner West property, measure it, look at the substrate, check the access, and write a fixed price against a defined scope. Free, and no call-out fee. You will see what is included, coat by coat, and what is not.
Furniture and floors covered before anything else happens. Then washing, scraping, filling, sanding and priming. Only then does colour go on. We work around your household, your tenants or your trading hours, and we clean up at the end of every day rather than the end of the job.
We walk the job with you before we pack up. Anything you are not happy with gets fixed then and there, not scheduled for a return visit that never comes.
Where we are different
Not a list of adjectives. These are the three problems we get called about most, and they are specific to how this part of Sydney is built.
Terraces, cottages, apartments, townhouses, shopfronts and renovated homes all sit side by side here. Older surfaces need patience: careful preparation, clean cut-in lines, low-odour paint options, and finishes chosen to suit period detail rather than bury it. We are just as comfortable on a crisp modern interior. The point is knowing which one you are standing in.
Narrow side paths. Shared boundary walls. Neighbouring properties a metre away. Balconies you cannot reach from the ground. Getting an exterior repaint done here is as much a planning and access problem as a painting one. We organise scaffold, drop zones and neighbour access before the job starts, and we leave the street the way we found it.
